Previously, Chen Bo, General Manager of Xiaomi's ecosystem chain, announced via a public video on Weibo that the Xiaomi Hubei Wuhan Optics Valley Mengxiangjia project officially launched sales on October 25. This marks Xiaomi's first exclusive residential project for employees in Wuhan.
The news quickly sparked widespread discussion among netizens. Many joked that the long-held wish for CEO Lei Jun to enter the real estate industry had unexpectedly come true, albeit in the form of building welfare housing for its own employees.
According to the latest information disclosed by domestic media, the Xiaomi Optics Valley Mengxiangjia project plans a total of 4 buildings with 297 units. The overall registered average price is 13,885 yuan per square meter. Leaked internal information suggests that the exclusive internal purchase price for Xiaomi employees is expected to be around 12,000 yuan per square meter, offering considerable savings compared to the registered price.
According to the officially disclosed registration details, the project's overall average price is 13,885 yuan per square meter, with slight variations in pricing across different buildings. Building 1 is a 33-story high-rise primarily featuring three-bedroom units, with a registered average price of 13,609 yuan per square meter. The total price for these units ranges from 1.388 million to 1.8 million yuan.
Buildings 2, 3, and 4 are all low-density mid-rise properties, with registered average prices ranging from 13,884 to 13,892 yuan per square meter. The total price for corresponding units generally falls between 1.83 million and 2.13 million yuan.
The project's cost-effectiveness is evident when compared to the public pricing of nearby developments. Data from Wufangtong shows that the recently approved Zhjian Yipin · Optics Valley Yuanzhu in the Optics Valley area has a registered average price of 15,084 yuan per square meter, while Hubei Ketou · Yiju Youjia reaches an average of 16,260 yuan per square meter.
Data from the Beike Zhaofang platform also shows that secondary property projects within a one-kilometer radius include Optics Valley Dajia Center and New Hope Jinlin Jiuli. Among these, the listing average price for Phase II of New Hope Jinlin Jiuli in September was 14,390 yuan per square meter, while the listing average price for Optics Valley Dajia Center reached 18,905 yuan per square meter.
A comparison reveals that the Optics Valley Mengxiangjia project's registered average price of 13,885 yuan per square meter offers a significant price advantage over nearby new homes and secondary properties on the market during the same period. When combined with the exclusive internal employee price of approximately 12,000 yuan per square meter, the cost advantage becomes even more prominent.
When the land parcel was listed for sale, strict requirements were clearly established: all houses built on the site can only be sold to formal, currently employed staff of Xiaomi Group. This means the entire Optics Valley Mengxiangjia project is not available to the public, and ordinary homebuyers are not eligible to purchase.
The Optics Valley Mengxiangjia project also features thoughtful product configurations, comprising three 18-story mid-rise buildings and one 33-story high-rise. Unit types range from 110-square-meter three-bedroom, two-bathroom starter homes, to 122-125-square-meter mid-sized improvement units, and 143-square-meter four-bedroom layouts with 16-square-meter sky gardens. The project totals 297 units. With a plot ratio of only 2.0, it is designed to the high standards of fourth-generation housing, featuring sky gardens and covered walkways in all buildings. The community also includes comprehensive leisure facilities such as a gym, yoga studio, wellness space, billiards room, and public lounge, perfectly catering to the daily needs of young internet industry professionals.
In terms of amenities, the project includes its own community commercial facilities, which will be leased and operated uniformly based on the actual needs of Xiaomi employees. Located adjacent to mature public amenities such as the Baozixi Park in the Optics Valley Central Ecological Corridor and the Guanggu Branch of Wuhan Children's Hospital, the project is also very close to the Xiaomi Wuhan Technology Park, making daily commuting highly convenient for employees.
This model of providing high-value residential properties specifically for core employees not only tangibly reduces their long-term living pressures but also further enhances the company's appeal to top talent. It is likely to be emulated by more leading tech companies, potentially becoming a new standard in the employee benefits packages of major domestic internet firms.
